Inspection checklist for buying a home
In fact all home inspections are different from one to another country and even from one state to another state in so many ways and patterns. According to the home inspection checklist, a home inspector’s standard practice is purposely included with some specific items such as structural elements, exterior evaluation, roof and attic, plumbing, electrical works, appliances etc. Most checklists are consisted with similar above information. The main purpose of making checklist or to list all the probable problems of a home are just to avoid home buyers unnecessary loses. Most of checklists will be included only "pass" or "fail" options. But some checklists will have enough space to record detailed information.
Structure of a home is considered as one of the main salient considerations. If you want to purchase a house, first its construction of walls, ceilings, floors, roof and foundation will be analyzed in a detailed manner. In the name of exterior evaluation, all of home’s wall covering, method of landscaping, drainage systems, fences, doors, windows, lighting arrangements etc will be scrutinized sincerely.
Type of roof construction also checked thoroughly and it will be certified by a roof certification. Pipe materials used for plumbing purpose, waste and vent pipes and its current condition, showers, taps and faucet will be clearly checked to confirm about plumbing works.
Main panel of electricity, types of wiring, grounding, exhausting fans etc., will be checked in the name of electrical works. But as a matter of fact, one thing which is very important to keep always in your mind is, home inspection reports do not explain or appreciate the good and excellent condition of every component. It will criticize and report only if any items are so delicate, defective or needing service. So the main gist of inspection report will be highly included with health and safety issues, roofs condition, furnace and air condition defects, foundation deficiencies if any etc. Some of remaining items which are existing on the home like garage, the structural integrity of home etc will be considered part of the home sale.
Home inspectors are very particular in checking and inspecting about home’s good and acceptable condition. It is always better and advisable to you to have regular house inspection when you purchase a new or old constructed house. This is really the most important personal contribution and it has to be done by you without fail. If you do so, you can find at last very beneficial result. Since these reports are provided with diagrams, photos and very clear and detailed information, as a home owner, you can avoid all of your possible losses in each and every aspect.
